A typical Phase I ESA consists of researching the property’s history including reviewing regulatory files, government databases, aerial photographs, City Directories, and Sanborn Insurance Maps.
Should a red flag arise during our Phase I ESA, we will recommend Phase II Testing. Our company performs this testing to determine the presence of contamination or to aid in ruling out any uncertainty based on our findings.
If needed following Phase II, we will identify, assess, and eliminate pollutants from soil, water, or air to restore safe environmental conditions and ensure public health and safety.
If contaminants are found, EPAI will design and manage all aspects of the project including: developing a plan of action, coordinating and managing all remediation subcontractors, etc.
The scope of all engineering and property condition work shall include a physical inspection of the property, including a review of any pertinent documentation located on site.
They are easy to ignore due to “out of sight, out of mind”. Tanks with a capacity of 1,100 gallons or less are exempt from federal regulation and each individual state has their own mandates.
